We don't publish a price, and here's why

Two houses on the same street can differ a lot in roof area, pitch and what's underneath the old roof. A number on a web page would be wrong for most of them. One visit gets you a fixed price in writing for your house, and that's the number we stand behind.

What sets the price of a metal roof on the Gulf Islands

Roof area. The biggest single factor: the more square metres of roof, the more material and labour.

Pitch and complexity. Valleys, hips, dormers, skylights and chimneys each add flashing and time. Every Interlock profile needs a minimum 3/12 slope.

What comes off, and what's underneath. The old roof is removed, and the deck is checked. Anything that needs attention goes into the written quote, not into a change order later.

Profile. Slate, Cedar Shingle, Shake, Mediterranean Tile, Standing Seam and Solid Copper are priced differently; copper is usually a bay or porch rather than a whole house.

Options. The Class A fire-rated assembly (two layers of GAF VersaShield® over 12 mm (15/32-inch) plywood), snow guards over entries and decks, and gutter work are priced as line items.

Access. Steep lots, tight driveways, stratas and island or ferry sites change the logistics, and we plan them at the estimate.

What you're paying for

A roof made in Canada in Delta, installed by a BC company founded in 1983, with the manufacturer's Guardian Lifetime Limited Material Warranty (material and finish, for as long as the original purchaser owns the home, transferable once, workmanship excluded) and wind resistance warranted to 193 km/h (120 mph) installed to manufacturer specification.
